All properties advertised on this web site (Holidayinpuglia.com) are privately owned. All rental contracts are between the property owner and the client, while the operators of this website will make every effort to ensure all information contained on the site is accurate we cannot guarantee all elements of the property advertised will be available all year round and would therefore encourage you to question the owner of the property prior to booking that all the details advertised are correct.
Booking
Bookings can be made by phone or by e-mail direct to the contact details on the property page.
A deposit of 30% of the total rent must be paid within 10 days of the booking. The balance must be paid at least 8 weeks prior to the commencement of the rental period. If there are 8 weeks or less to the arrival date, the total rental fee must be paid in full at time of booking.
No rental contract will be deemed in existence until the appropriate deposit is received.
The client should check that the information in the booking statement/invoice is correct, any discrepancies between that information and the details displayed on this website must be raised immediately, failure to do so constitutes an acceptance of these differences.
Should the deposit or the balance of the payment not have been received by the due date the property owner reserves the right to cancel the booking.
Booking Reservation.
Upon receipt of the deposit a receipt for the amount received will be
e-mailed or posted to the client, the information contained therein will be as follows:
1)Amount received with details of the balance outstanding and the date the balance is due for payment.
2)The dates of your reservation.
3)Maximum occupancy of the property.
4)Confirmation of any special requirements you have requested which can or cannot be provided.
5)Confirmation of any car hire or collection and transfer service from the airport, including cost and how payment is due.
6)The amount if any of a deposit required against loss or damage to the property or items therein.
7)A reference guiding you to the full terms and conditions of rental contained on this website.
Booking Confirmation.
1)It is the client’s responsibility to ensure the balance is paid on the due date.
2)Upon receipt of the balance a confirmation of booking will be returned by post or e-mail to the client, the information contained therein will be as follows:
a)Receipt for total amount received.
b)Full address of the property.
c)Directions to the property from the airport.
d)Contact details of a local agent.
e)Details on the collection and return of the keys to the property, and information in regard to any alarms, which may be fitted to the property.
f)Your agreed time of arrival and departure at/from the property.
g)A reference guiding you to the full terms and conditions of rental contained on this website.
The Properties
The holiday properties advertised within this website are privately owned. The quality of the accommodation is varied and the furnishings, furniture and household appliances may also reflect national characteristics and the tastes of the owner. The accommodation will always meet the following minimum requirements: a self-contained living unit with basic conveniences, beds for the given number of people, dining table with a sufficient number of chairs, cooking facilities, basic cooking utensils and vessels, a refrigerator, and a sufficient number of dishes and cutlery.
Rentals quoted are per property per week or per day as quoted on the details of the property page with prices dependent on the season and the type of property and facilities available. The rental gives the right to the client for the use of the property by the specified number of people.
Normal energy costs and final cleaning are included in the rent, unless otherwise indicated in the description of the property or in the price list. In some properties final cleaning is listed as a separate cost that will be added to the rent.
All properties are normally rented for a minimum of 7 days. Arrival and departure should, as a rule, take place on Saturday. In the low season shorter bookings of a minimum of 3/4/5 days may be available.
It is not possible to guarantee that all the local services or facilities (such as transport, shops, restaurants and sports grounds) will be available during your stay. It is always conceivable that some facilities may be closed, especially in the low season.
The contact details contained on the property page give you direct access to the property owner and you are invited to speak with them to obtain full information in regard to the local area of the property and get all the information you require prior to making your booking. Any special requirements you have or confirmation you require, if agreed between both parties, must be confirmed in writing prior to payment of deposit.
Cancellation by the Client
The booking may be cancelled on the following conditions/with the following cancellation charges.
a) If the cancellation is made 8 weeks or more before the beginning of the rental period, the deposit will not be refundable
b) If the cancellation is made 4 to 7 weeks before the beginning of the rental period, 50% of the total rent due will be payable.
c) If the cancellation is made 2 to 3 weeks before the beginning of the rental period, 80% of the total rent due will be payable.
d) If the cancellation is made within 1 week before the beginning of the rental period 100% of the total rent due will be payable.
It is the clients responsibility to ensure all payments are made on time, failure to make due payments, will result in the property owner having the right to consider that you have cancelled the booking.
The booking will be considered cancelled when you give notification to that effect either in writing or by e-mail to the property owner, or when the property owner gives notification to the client either in writing or by e-mail.
Should check-in to the property be delayed the client has no right to a refund or proportionate refund of the rent.
Changes of destination and in rental period are always treated as cancellations.
Holiday insurance should be taken out to insure against cancellations cost and accidents or loss while on holiday, we would strongly recommend all clients take out holiday insurance at or before time of booking.
Single Trip Insurance is the best option if you have just one trip abroad per year, but Annual Insurance is the best buy if you take two or more trips abroad a year, the cost for annual insurance coving multiple trips is about £35.00 per adult under 64 years old per year. The cost for a single trip is about £17.00 per adult for 14 days cover.

We would also recommend you take with you a form E111. The form is available from Post Offices and is required should you need emergency medical attention.
Clients Obligations.
The client in who’s name the booking is made is responsible for any damages to the property. The property owner and/or local agent must be notified immediately of any damages.
Damages will be charged to you if you fail to notify the owner or local agent or if it is considered a deliberate act.
It is a requirement that Clients do the washing-up and take out the garbage before vacating the premises, as this is not included in the final cleaning.
It is also a requirement that clients return all items of furniture and fittings to there original location.
Complaints and Claims
Should the property not be in the condition stated, or if problems arise during the clients stay, the local agent must be immediately informed. If the problems cannot be rectified within a reasonable time we will try to find the client an alternative residence of equal standard,
Should this is not be possible or the client declines, for valid reasons to accept it, a refund on the days rental remaining will be payable. If the tenant does not inform the local agent or the property owner immediately about perceived defects, the property is deemed to be in the condition specified by the contract. Faults that are reported after the rental period cannot be mutually verified, and are therefore not subject to claim.
The property owner is not responsible for accidents or loss caused to property or persons during your stay, neither are they liable for damages or loss caused by burglary or theft unless negligence on the part of the property owner gave cause.
Car Hire and Airport Transfer
While some property owners may be able to offer one or both of these services the service will always be provided by a third party to whom direct payment should be made by the client. As these services are not provided directly by the property owner all complaints or failure in the provision of any such service should be taken up with the service provider. Full contact details of the service provider will be confirmed to the client in the booking receipt
